Kitchen combined with a balcony: design ideas

By combining the kitchen with a balcony or loggia You can solve several problems at once:

  • expand the usable area of the kitchen;
  • design an unusual design, as the room will turn out to be non-standard in shape;
  • add more natural light to the kitchen space;
  • improve the sound and heat insulation of the kitchen.

How to bring such a design project to life? What needs to be considered and what to pay attention to? Let's consider these questions in more detail.

Balcony or loggia - what's the difference?

In a nutshell: a balcony is a protruding part of a building that has only one common wall with the apartment. The loggia is built into the building, has three common walls with the apartment, and only one side remains open. But both of these buildings belong to unheated premises.

This difference should be taken into account because the arrangement of the balcony and loggia has significant differences:

  • in some cases, you can take out a central heating battery to the loggia, but not to the balcony.
  • when altering a balcony, it is necessary to take into account its "endurance", i.e., the permissible maximum weight.
  • the loggia already has three walls and a ceiling, and therefore it will be easier to re-plan the room.

Balcony remodeling - where to start?

You will have to start by signing a number of permits. A ready-made package of documents that allows the combination of a balcony and a kitchen includes:

  • general redevelopment project;
  • permission for redevelopment with a visa of BTI, FRS, SES, MVK, State Fire Supervision and architectural bureau (with a state license);
  • decision of the general meeting of the house with the consent of the neighbors;
  • final act of redevelopment.

For those who do not want to run around the courts and are not particularly versed in the legal intricacies of the issue: now there are many companies that will prepare the necessary set of documents for you.

It will cost more, but it will save you nerves and time.

Important! When drawing up documents, immediately resolve the issue of demolishing the wall. If the wall is load-bearing, you will be allowed to remove windows and doors, but will be required to leave the base of the wall, which was under the windowsill. However, it is easy to use it by organizing a bar counter or an additional work surface here.

If the wall is not load-bearing, then it will be possible to remove it completely, turning the space of the kitchen and the loggia into a single whole.
