There are still a lot of Khrushchev and Brezhnevka houses left in our country, most of the population lives in such apartments. The most enterprising citizens have long made them more modern and comfortable. Designers turn standard apartments into bachelor housing, housing for families with children, put bar counters there and make open-space.

Most of the housing in the country was built in Soviet time. The most massive houses can be called "Khrushchev" - they began to be built at a time when the state was led by Nikita Khrushchev. Khrushchevs became public comfortable housing, people, as a rule, moved to them from communal apartments. The next project to replenish the housing stock was Brezhnevka, named after the next leader of the USSR, Leonid Brezhnev, but this term combines large quantity series of houses.

The first Khrushchevs were four-story and had metal carcass, later the houses grew to five floors and were built from ready-made blocks, and then from bricks. Due to the fact that the project was as cheap as possible, there was no need to count on special comfort here, however, compared with the Stalinist barracks and communal apartments, this was a completely different level. Mass construction of buildings according to such projects was stopped in the late 70s - early 80s.

Brezhnevka houses were built in the late 60s in parallel with the Khrushchev houses, and at first they differed little from them. Already in the 70s, this type of housing acquired pronounced features of its own, and houses according to previous projects had already ceased to be built. Brezhnevka had a large number of storeys, large area apartments were built with separated bathrooms and without walk-through rooms. During the mass construction of Brezhnevka, the working class and the less well-off strata were given hotel-type apartments (20-meter rooms with a niche for eating instead of a kitchen) and “Tsekovsky houses” (“elite” of that time for leading cadres).

Since most of the country's population is forced to spend most of their lives in such housing, it is worth paying attention to how it can be adapted to modern needs.

Can typical housing get better?


Even if we are not talking about Soviet standard housing, in most cases, experts say that redevelopment is necessary. Mass construction satisfies the population's need for housing, but when it comes to quality, there are a number of problems that need to be addressed. Tells INSCALE studio architect Roman Korotkov:

Almost every time when developing an apartment interior design, it becomes necessary to rework the existing layout from the developer. There is not even a question of chasing after something unusual: everything is conditioned modern ideas about comfortable housing. When designing, the developer does not have a question about creating a convenient and functional layout, his task is to “cut” as much as possible more apartments in accordance with the requirements of SNiP for further sale.

Very often, even in new apartments with an area of ​​​​80 square meters or more, there is no space for a wardrobe, a spacious closet, a washing machine, not to mention a dryer and a second washbasin in a small bathroom. The main task in our work is to solve these issues, which cannot be solved without redevelopment. By creating new design we find a place for spacious wardrobes, wardrobe and other furniture.

Khrushchev


Director of company "Studio 3.14" Timur Abdrakhmanov proposed to consider options for redevelopment of standard apartments in Khrushchev at the address: st. Marshal Malinovsky, 6, and in Brezhnev on Sadovo-Triumfalnaya Street, 18-20. Note that permission for redevelopment was obtained from the Moscow Housing Inspectorate in advance. Work is currently underway on both sites.

Designer-architect Alena Gorshkova talks about the redevelopment project of a small-sized three-room apartment in the Khrushchev house on the street. Marshal Malinovsky:

This is a small corner three bedroom apartment in a typical brick house. The area is only 47 sq. m, a small balcony. The advantage of the apartment, undoubtedly, is the absence of load-bearing walls inside the apartment, and the disadvantage, in terms of redevelopment, is the gasified kitchen, which cannot be combined with the rest of the premises.

A young man who plans to start a family is going to live in this apartment.

No bar anywhere

Merging and leveling the wall of the bathroom occurs in all options, as well as the rejection of dining table in favor of the bar counter, this was the wish of the customer.

The first thing to get rid of in such apartments is corridors that do not carry functionality, because they are the main element that “eats up” precious meters.

The second point to pay attention to is well-planned, organized places storage, so that everything is in its place, then the lack of space will be felt much less.

Family option


In this option, I leave two large full-fledged bedrooms, a large and comfortable dressing room, but at the same time I have to sacrifice the size of the living area. This layout option is suitable for people with a priority on the family, children.

The kitchen is practically isolated from the living room, separated by a pencil case door that goes into the wall. In the kitchen area there is a bar counter for three people.

In this embodiment, the hallway is relatively spacious and roomy. But there is a slight loss of space between the doors to the dressing room and the second bedroom, it is not used in any way.

Option for bachelors


Most rational way repair in terms of the use of each square meter apartments. Corridors are completely absent here, the dressing room becomes part of the hallway and from there a passage is made to the second bedroom-study. The absence of extra walls allows you to avoid tightness and clogging of the premises. In this option, it turns out to equip a good living room, a good and large master bedroom. The bedroom and the study turned out to be small, but quite sufficient to accommodate everything you need. The size of the kitchen is slightly increased and a nice large utility closet appears. In order not to lose an additional seat behind the bar, it was proposed to make a folding section of the bar.

This layout option is likely to be chosen by a person who does not plan to acquire in the near future big family, but does not exclude such a possibility.

Making a spacious apartment


The advantage of this layout over the previous one is two relatively large bedrooms, but at the same time had to sacrifice large cabinets in the hall. Also in this option, the kitchen is combined with the living room, but at the same time it remains possible to fence off these two rooms with a cascading partition, which, if necessary, can be hidden in the wall. This allows you to visually expand the space of the kitchen and living room. At the same time, the cascading partition is a legitimate way to separate the gasified kitchen from the rest of the premises.

Option for the family, second version


It differs from the first one only in that the utility room is reduced, a little more space appears in the living room, due to the location of the utility closet in the kitchen, it becomes possible to make a cascading partition between the kitchen and the living room.

All these options have their pros and cons, since when working with the space of small apartments, we will certainly have to sacrifice something, and only the person who will live in this apartment will be able to answer the question of what exactly. However, turning to professionals, you can always find the most suitable option for yourself. Our customer, based on his priorities and lifestyle, chose the second one, but with the unification of the kitchen and living room by installing a cascading partition that completely retracts into the wall (as in the third and fourth options).

Brezhnevka

Initially, the apartment was a typical "brezhnevka" in panel house, where the main drawbacks were low ceilings, narrow space corridor area, a small kitchen and separate bathroom with a bathroom, united by a small "dressing room". The main task, based on the wishes of the customer and the rationality of using space, was the organization of a layout that could solve problem areas and emphasize all the advantages of the apartment.

Open-space in Brezhnevka

The decision to redevelop was made immediately, the option of preserving the space in its original form was not considered in any way. The main wishes were to combine the bathroom and the bathroom and create an extensive storage area in the form dressing room. In addition, one of the main advantages of the apartment, in terms of redevelopment, is the lack of gasification, which allowed us to immediately understand that we can also combine the kitchen and living room and create a bright open-space in one room.

What partition configuration options did we consider? First of all, we decided on the location of the borders of the bedroom and the dressing room, since both the passage zone of the corridor and the size of the living room depended on their parameters.


The combination of a bathroom and a bathroom also did not give variability due to the number of elements placed in it. When joining, we got rid of the non-functional dressing room that was eating up space and calculated, thanks to the freed up space, the area for the washing machine. The size of the bedroom was strongly tied to the desired content: a 180x200 bed, a walk-in closet, a TV area and a dressing table. All these elements were important to the customer in the design. In addition, we were limited by the configuration of the windows - a partition between the living room and the bedroom had to be placed between them.

The variability of layouts was built just on this very partition, since the rest were planned in such a way as to maximize the use of the space of the apartment.

Is the simple solution the best?


In the first option, we proposed the simplest solution, and the partition was left straight. This allowed us to make the premises simple, understandable and place everything you need in them.

It is worth noting separately that the configuration of the kitchen evolved on its own - the set "begged" to be straight and small, but it became a feature interesting element in the form of a niche for a refrigerator, which appeared after the dismantling of all walls from two communication boxes. The size of the niche was initially unsuitable for such a solution, so before required sizes it had to be finished with drywall.

Functionality throughout


In the second version of the layout, it was decided to make the partition between the living room and the bedroom functional. So we have a niche for dressing table, plus small niches for storage formed on both sides. It was decided to organize the TV zone here with the help of a decorative element.

The cost of work


Since the repair process has not yet been completed in both cases, the exact cost cannot yet be given. The cost of the design project will be from 100 to 200 thousand rubles. The cost of preparing a technical report and a project for approval by the Moscow Housing Inspection is 20 thousand rubles. Services of a specialist in coordination (mediation and representation of interests by proxy) - 40-60 thousand rubles. The cost of the services of a construction company is about 12,000 rubles per square meter.

At the rate Timur Abdrakhmanov, the total budget for implementation varies greatly from finishing materials, since the repair is designer, the total costs are quite high - from 2 to 4 million rubles, but in general, such redevelopment and repairs can be done for less money.

Kitchens in Brezhnevkas are far behind modern standards - they are very small (6-8 sq. M), have curved walls, dilapidated communications and features like a gas water heater. However, there are also advantages - higher ceilings compared to Khrushchevs (most often 2.7 m) and thick outer walls. In this article, we will show you how to modernize a kitchen with such data and turn it into a super-functional and modern space.

Repair features

If the kitchen is in a state of disrepair and the house has not been overhauled, you will have to thoroughly work on changing: water and sewer pipes, electrical wiring, a radiator, a gas water heater, windows, doors and, most difficult, the floor.

  • The fact is that the floor in the Brezhnevka is a structure of logs and flooring, the voids of which were filled with sand and often with debris. Over the past decades, the entire "stuffing" of the underground has rotted, moldy and probably began to emit bad smell. At overhaul the kitchen floor should be opened, all debris and sand removed, then a new floor should be installed from expanded clay concrete screed or lag-beams with plywood flooring.

Small Brezhnevka kitchens can be modernized and at least visually enlarged by redevelopment. Here are 6 basic planning solutions that can be implemented depending on the characteristics of the apartment:

Option 1. Complete unification of the kitchen with the living room. The kitchen-living room is good because it creates excellent conditions for family communication and allows you to take the dining area outside the kitchen. Unfortunately, this redevelopment option is possible only in those houses where the wall between the kitchen and the living room is not load-bearing and the kitchen is not gasified.

  • However, in the presence of gas, you can combine the kitchen with the living room if you install a sliding door (see photo below) or a folding door between them. Thus, to create a unified space, you only need to remove the door into the pencil case or assemble it with an "accordion".

Option 2. Partial combination of the kitchen with the living room. Often in Brezhnev's houses, the kitchen and living room are divided by a partition with carrier beam and a ledge with a ventilation duct. In this case, the wall can only be partially demolished, leaving the beam and part of the partition with the ventilation duct. The result will be a portal (it can be converted into an arch), due to which the kitchen will visually appear more spacious and lighter. However, if the kitchen is gasified, then a door will have to be installed in the opening, for example, a folding or sliding door.

Option 3. Arrangement of an opening in the bearing wall between the living room and the kitchen. Theoretically, in the load-bearing wall between the kitchen and the room, you can install an opening reinforced with channels (in this case, the opening between the kitchen and the corridor is laid). Such planning solution allows you to move the table into the living room, and in the kitchen to equip a more spacious workspace.

  • To make an opening in a load-bearing wall, you must first consult with the design organization and obtain approval.

Option 4. Enlargement of the kitchen at the expense of the living room (with the transfer of the partition). This planning decision can be legalized only if the apartment is located on the first floor or on the second floor, but above non-residential premises, for example, above a shop or office.

Option 5. Creating a niche for the refrigerator due to the corridor. In Brezhnevka, this is possible by combining the bathroom and moving the entrance to the kitchen to the partition adjacent to the living room. Thus, the living room becomes a walk-through.

Option 6. Joining a loggia. If the kitchen has access to the loggia, then theoretically it can be attached to the kitchen, as, for example, in this kitchen design project in the Brezhnevka series "Vulykha Tower".

After the Khrushchevs failed to solve the housing problem, they were replaced by nine-story buildings. Many people who lived in communal apartments got their own housing - it seemed like paradise. The area of ​​​​the kitchen in Brezhnevka did not cause any complaints from the hostesses, accustomed to huddling on two "squares", - this is their own six square meters.


Today we snort in the direction of such apartments and call them cages. When we inherit a living space, we are not in a hurry to rejoice - first we weigh the pros and cons of selling or redevelopment. The sale does not bring any special profits (these apartments are among the cheapest), and redevelopment threatens with a lot of difficulties. But everything is achievable.

The main problem is the inability to expand the room through a corridor or hall: in Brezhnevka, a toilet (one wall) adjoins the kitchen, a bathroom is adjacent to it, and only one riser is allocated for all this magnificence (and sewer system throughout the house do not move). Expansion due to the room is associated with multiple obstacles: panel houses, the construction step is minimal, the wall between the kitchen and the room is load-bearing.

What can be done with the kitchen in Brezhnevka

Remodeling requires the utmost care. There is one not the most well-known aspect: any project of an apartment building is developed taking into account possible natural and artificial disasters, and one of them is an explosion. The blast wave knocks out the outer walls, and the load-bearing ones remain in place - this does not allow the house to form a sandwich, which minimizes the deplorable consequences. It is almost impossible to predict how, in the event of force majeure, the walls will behave after an illiterate intervention.

The cause of the tragedy is the suicide of the tenant. According to one of the little-discussed versions, the apartment on the 4th floor was being renovated with redevelopment, which led to such catastrophic consequences (the video shows one continuous empty space, but with external walls at the back, which could not happen if everything was according to the project). The version flashed and faded, but it is reliably known that 5 apartments of the neighboring entrance fell into the explosion zone (which was reported at that time by the deputy head of the Ministry of Emergency Situations P. Popov), but there was no collapse.

There was a case when a citizen, who disdained the rules and norms, moved out in his jacuzzi (it was impossible to put it in Khrushchev) from the fifth floor to the basement of the house. The jacuzzi turned out to be of very high quality - the citizen suffered to a minimal extent, but his wallet, on the contrary, to the maximum: the entire entrance and all the apartments had to be repaired.

Design ideas and architectural taboos

No one will ever allow turning the kitchen and the adjoining room into one room. Load-bearing walls are not "retired". The maximum that can be achieved is the removal of part of the wall, the creation of an arched opening, the installation of columns. The arched opening, like part of the wall, will have to be strengthened so that it does not fall load bearing capacity. The columns will need powerful ones. Moreover, everything needs to be calculated in jewelry - it is unacceptable to increase the load on bearing structures lower floors, and this is inevitable if the columns are heavier old wall.

It is impossible to do anything on your own. The only true way is the development of the project and its approval by the BTI. We will not even talk about fines for violations - the risk of turning the house into a card house is enough. The project and subsequent redevelopment will cost a pretty penny, but the apartment will benefit significantly.

The balcony of the kitchen in Brezhnevka is not allowed, but in the end and corner apartments everything happened, including miracle balconies. If such luck happened, you can use the space of the loggia. But this is also not cheap and requires coordination. Please note: the removal of the heating radiator to the loggia will not receive approval.

In fact, after redevelopment, the wall remains a wall - it has a door. This obstacle is easily overcome by sliding structures.

If the problem is not with space, but with its visual perception, you can get by with a little bloodshed - a competent design will correct the situation. Equally important is filling. kitchen cabinets and their location.

Brezhnevka kitchen layout

Another rather big problem of the kitchen in Brezhnevka is the layout. The door is opposite the window, that is, we no longer have two walls, because the wall with the door remains intact due to being in the corner of the sink. The plate is “pinned” tightly to its place with a short wire and a special socket.

It is customary to consider the triangle proposed by designers to be golden, created by a sink, stove and refrigerator. This triangle is convenient, ergonomic, practical. The owner is comfortable. It is amazing, but true - in the Brezhnevka in the kitchen it is easy to make this triangle (there, in fact, nothing else will work right away), but there is no need to talk about comfort.

Car wash transfer

A cornered sink creates a lot of inconvenience - it needs an approach, which completely destroys the chances of using a wall with a door somehow else. And space in the kitchen - a minimum. An option is to move the sink, extending the communications. Here we are faced with a difficulty - a gravity system for effective work a slope is necessary, otherwise the water rises, the sink is constantly clogged.

Provide a slope after the rearrangement - erect the unfortunate plumbing on a plinth, which is somewhat strange (to say the least). But there is another way - to do internal system not gravity, but pressure, that is, install a pump. The compact equipment fits perfectly under the sink. The same space is traditionally used for a trash can (in this case, it is hung on the cabinet door).


There are three types of pumps:

  • stations - devices for simultaneous connection of several devices and washing;
  • stationary pumps;
  • stations forced sewage.

Stationary pumps are designed for pumping large volumes of wastewater. Stations are not designed to work with hot water in addition, they do not provide a chopper. For our purposes, a forced sewage station is suitable:

  • the equipment is compact, it is most often placed in a cabinet under the sink;
  • the grinder eliminates blockages;
  • the station is highly productive - it is able to pump drains up to 15 m, that is, the sink can be placed at any convenient point in the kitchen.


Equipment takes up minimal space

An elegant step with the transfer of the sink will not increase the space, but will make it much more convenient: the wall will immediately open - you can put furniture near it. Although the kitchen will remain small, it will turn into a modern one, a hundred times more comfortable. At the previously unused wall, you can place two floor cabinets and two wall cabinets.

It seems like a good option to use the space by the window, but there is a heating radiator - it is not possible to move it (unless you refuse heating). In addition, the refrigerator will have to be turned, its door will destroy the chances of placing a table.

Competent interior design

It can be said that interior design works wonders, but in fact it is done by well-executed work (even a little boring), and not by any fantasy that came into the mind of an avant-garde artist. A large room is a field for creativity, a small one is a play of accents on a couple of squares. The most important are color, light, lines.

Kitchen in light colors looks much more spacious than it actually is.


All in white

You can’t overload with decor: ornate carvings, stucco facades look great in a large room, but they will make the kitchen even smaller in Brezhnevka. Strict laconic lines a la IKEA are desirable.

Visually, they almost double the room of the mirror, but their choice must be approached with special care. If you use a frame, then not massive.

We'll have to give up various "chips": space is already small - there is no need to clutter it up. small room with walls filled with paintings, photographs, framed compositions, it looks dusty and more like a junk shop than modern housing.

Will it be cold in a room devoid of the usual be-be-bears? Will not. One way or another, part of the dishes will remain in sight - bright colors, unexpected combinations, original forms cups / teapots, sugar bowls / salt shakers will fill the kitchen with warmth and comfort.

The Soviet Union left behind a huge legacy, part of which is our current architecture of sleeping areas and some of the central ones. It would seem that everyone is familiar with the concepts of "Stalinka", "Khrushchev" and "Brezhnevka", but if enough has been said about the first two types, then the issues of space planning in "Brezhnevka" remain open.

Mass construction of a new type of housing began in the 1960s - it was planned to close all the gaps in the previous buildings and improve the layout typical houses with tiny kitchens and walk-through rooms. It must be admitted that some of these plans were nevertheless carried out - the problem of very tiny kitchen rooms, for example, was gone. However, a number of unresolved issues still remain. It is important to note that this type of building, unlike the "stalinok", is not so comfortable and, accordingly, is much cheaper. And with regard to Khrushchev - on the contrary: "brezhnevka" are considered more comfortable and expensive.

Is it worth it to reschedule?

One of key features"Brezhnevok" is the presence of load-bearing walls, which in no case can be touched.

Thanks to this feature, the complexity of competent redevelopment increases several times - not to mention the difficulties in paperwork. So if the redevelopment of Brezhnevka is not possible, use an alternative - the zoning technique.

Within each of the rooms, determine the potential functionality of each "corner" and try to divide the room into several parts to delimit the zones.

There are many methods, from using light to changing floor or wall surfaces. Do not forget about partitions, which will certainly help you resolve a number of issues that redevelopment was originally supposed to handle.

If the bathroom and the bathroom are combined, the room should be divided into two parts, where the shower or bath and the toilet together with the sink will be located in two separated zones. Due to the fact that the bathrooms in Brezhnevka are as small as in Khrushchevs, we recommend putting a washing machine in the kitchen.

What to do with a small bathroom?

Another legacy of Brezhnevka is tiny bathrooms. Again, due to the fact that in most cases redevelopment is impossible, you have to manage in other ways.

You can visually expand the space by eliminating dark colors on floor and wall coverings.

Firstly, the ceilings are usually 2.60-2.75 m - quite high, this will have a great effect on visual expansion even small rooms. For wall covering use pale pastel shades, they will beat the spaciousness of the room and make it visually even wider and cleaner. beat high ceilings can also be printed with stripes, for example.
