Without a normal level of air exchange and preparation, i.e. cleaning and filtering, heating and cooling, air layers hardly possible adequate functioning industrial equipment or the work and life of people. In order for the network to work properly, the ventilation system must be professionally designed and installed. This, in turn, suggests that the terms of reference for the installation of ventilation must be complete, take into account all the nuances and technical specifications, as well as the specifics of the building and the place where the network is installed.

Types of ventilation schemes

As you know, all schemes for arranging ventilation networks can be divided into two classes - natural and mechanical. The latter is divided into:

  1. supply;
  2. exhaust;
  3. Supply and exhaust;
  4. Monoblock;

Stacked ventilation

Since natural ventilation is arranged along with the building under construction, and its design is part of executive documentation on the box of the building itself - a plan for the construction of shafts for laying ventilation ducts - we will mainly talk about mechanical ventilation systems.

Operating principle

Mechanical air exchange is a process of exchange air masses indoors using devices and devices connected to the mains. Among them can be identified fans, reverse air valves, heaters and air conditioners, various types filters, etc.

Carbon filters

Through the supply grilles outdoor air from the street enters the system. Then it moves through the air ducts through the equipment installed inside them to the air distribution devices, with the help of which it is bred indoors. In the same way, only reverse side, polluted waste air masses are discharged back into the atmosphere.

Insofar as engineering network such a nature and properties as ventilation performs several basic tasks at once, its design and organization should be based on the calculation of a number of parameters. Among them:

  1. Calculation of the air exchange rate for each room or work area;
  2. Calculation of the required volume of supply masses;
  3. Calculation of the material and design of air ducts, taking into account friction and resistivity execution material;
  4. Calculation of the speed of movement of air masses through the channels;
  5. Calculation of productivity and type of equipment;
  6. Selection of the optimal route for laying channels and placing switchgears;

These and many other aspects of the organization of the air exchange scheme should, of course, be reflected in the terms of reference, which is the fundamental document in the entire process of installation and arrangement, as well as the start of work.

Preparation of terms of reference

The terms of reference, as mentioned above, is the document from which the arrangement of any engineering communications and networks. Such a task is also included in the package of tender documentation when choosing a contractor for a working project, installation and commissioning of the network.

As a rule, in the terms of reference, before designating the requirements for the system itself, initial data about the object are given:

  1. Location ( temperature regime region including)
  2. Overall dimensions of the room / s (with the application of the plan of the building or structure);
  3. Wall, floor material important parameter regarding the selection of materials for the execution of air ducts and risk assessment);
  4. Data on the number of people in the premises and the number of jobs;
  5. Data on the location of emission points, wiring diagrams of auxiliary systems (electricity, water or gas supply, for example).

Technical requirements

In this section of the document, as a rule, such key parameters, as the preferred material of manufacture, the required power of the entire network and its individual elements, the requirements for providing project documentation, selection and involvement of subcontractors, performance of work, restrictions on health, safety and environmental protection and other aspects of installation.

If we are talking about ventilation, then the terms of reference for its design may also indicate the place of installation of air ducts (for example, in the ceiling space), or the preferred shape (rectangular section).

Preparation of terms of reference

A well-designed and executed terms of reference can save the customer from many problems, including the loss of time unreasonably spent discussing certain technical aspects.

The terms of reference must include (not counting the title page and signature sheet):

  1. Description of initial data for designing and carrying out works;
  2. Technical requirements for the process of installation and commissioning of ventilation;
  3. indication required documents, certificates and licenses; which the potential contractor must provide;
  4. Indication of the date of submission of the proposal for the cost of work;
  5. Indicates the need to submit a detailed or general plan performance of work;
  6. Requirements for subcontractors and suppliers;
  7. Requirements for the manufacturer of equipment and devices (if any);
  8. Estimated dates of completion and delivery of works;
  9. Requirements for subsequent maintenance, repair, warranty repair.

The result of the preparation of a detailed and well-thought-out technical assignment is the design working drawings, according to which the network is being installed. The more detailed the terms of reference, the less likely it is that certain details need to be clarified and, accordingly, the shorter the time for completion of all work.

Installation and maintenance

After receiving all the necessary documents indicated in the terms of reference, preparation and approval of the project, the installation stage begins. The degree of readiness of the contractor for installation, the availability of the necessary set of tools and devices, etc. depends on how detailed the parameters of the working site are indicated in the terms of reference. The detail of the task for the installation also depends on how quickly and without overlays it will be done. For example, if the cross-section of air ducts was not indicated in the terms of reference, they may well turn out to be round, instead of the more suitable square ones, or vice versa.

After installation of the ventilation network, commissioning is carried out in different modes (if it is stipulated in the conditions of work) and the system is put into operation.

In most cases, the customer is also interested in the subsequent warranty and maintenance installed network. If all the requirements for the system service were discussed at the stage of preparation of the TOR, after the launch of the network there is no need to conduct new negotiations.

Details on the preparation of technical specifications

Technical task

1. Purpose of work

2. End result of maintenance work

Maintenance of the specified engineering systems of the building in working condition, as well as the exclusion of the occurrence of abnormal and in the elimination emergencies.

3. Requirements for the work performed

The work performed by the Contractor must be carried out in compliance with the requirements existing SNiP, SanPiN, TU, safety regulations, fire safety, protection environment, labor protection rules.

The quality of the Works must comply with all applicable requirements.

The Contractor shall ensure qualified technical management of the Works performed, as well as compliance with the working hours of employees responsible for carrying out works at the Customer's enterprise. The work carried out by the Contractor should not violate the routine of the main activity of the enterprise.

In case of emergencies and when called by the dispatching service, the Contractor ensures that the repair team arrives at the facility within 12 hours. In case of emergencies (threat of system defrosting, overheating of equipment, breakage of engineering communications, etc.), which can lead to the death of animals, as well as damage, as ventilation equipment, and other equipment that is on the balance sheet of the customer's enterprise, the arrival of the repair team is ensured within 2 hours from the moment the call is received from the customer. In the event of the occurrence of situations specified in this clause of the contract and violation of the specified deadlines for the arrival of the repair team at the customer's facility (including the inability of the customer to call the repair team: the Contractor's phone is out of network coverage, the phone line is busy, the Contractor changes the subscriber number without notice of the customer, etc.) The Contractor is obliged to reimburse all losses to the customer incurred by the customer as a result of the untimely Arrival of the contractor to the facility, including the cost of equipment, animals, etc.

All engineering systems shall be operated by the Contractor in accordance with the relevant current Rules technical operation, SNiPam, SanPiNam, guidance documents and technical documentation of equipment manufacturers.

All work must be carried out with high quality and within the time frame specified in Appendix 2.

4. Features of the production of Works

The list of all work to be carried out must be agreed with the customer's representative responsible for the work.

All works after their completion are handed over to the representative of the customer specified in the contract and are drawn up by acts of the established form.

For all expendable materials, as well as spare parts and assemblies, passports and certificates are provided.

In case of poor-quality performance of work, all comments are eliminated at the expense of the contractor.

The list and frequency of performance of Works on the operation and maintenance of systems is carried out in accordance with Annexes No. 1, No. 2.

5. Requirements for the contractor

Availability of suitably qualified personnel.

Note:

Calculation of the cost of work under the contract, taking into account the costs of insurance, payment of customs duties, taxes, fees and other obligatory payments, including taking into account all costs arising as part of the performance of work under the contract.

The price does not include the materials used in the execution of the work. When performing work, the Contractor shall supply necessary materials, which are paid by the Customer separately according to the Contractor's accounts. Preliminary coordination of materials and their prices by the Contractor with the Customer before issuing an invoice is mandatory. Materials supplied without agreement with the customer are not subject to payment.

The price of works includes all works specified in the terms of reference, work schedule, as well as an additional 30 emergency departures during the entire period of the contract (in case of emergencies). The thirty-first and each subsequent emergency exit shall be paid by the Owner separately according to the agreed invoices of the Contractor.

  1. Air conditioner (Split system)

1.1. Indoor unit:
1.1.1. Washing air filters.

1.1.2. Washing and disinfection (alcohol-containing composition) of the heat exchanger, drainage bath and decorative panel.

1.1.3. Checking the reliability of electrical contacts on indoor unit conditioner.

1.1.4. Checking the condition (replacing if necessary) of the fan motor bearings.

  1. ventilation unit

(Maintenance is carried out once every three months. Depending on the operating conditions (heavy conditions), the frequency of maintenance is 2 times in 3 months).
2.1. Checking the condition of the filter elements (work on replacing with new ones when a sufficient degree of contamination is reached according to signal lamp and scheduled replacement works 2 (two) times a year, regardless of the degree of pollution: 1 time during the preparation of equipment for operation in the summer - (April-May); 1 time when preparing equipment for operation in the winter period - (September-October).

2.2. Inspection, if necessary, cleaning of air intake grilles (including grease traps of umbrellas).

2.3. Check the condition of the fan motor bearings (replace if necessary).

2.4. Checking the level of noise and vibration (if detected, diagnostics of nodes in order to determine the malfunction with the preparation of a defective act).

2.5. Checking the reliability of electrical contacts.

2.6. Checking the operation of protection and regulation automation.

2.7. Checking the operation of electric actuators of air dampers (if defects are detected in operation, repair or replacement).

2.8. Cleaning (vacuum cleaner), disinfection (alcohol-containing composition) of all ventilation systems ( ventilation units, ventilation ducts, diffusers) is carried out once a year.

  1. Refrigeration station (Chiller)

Stages of drawing up terms of reference

The quality of the designer's work directly depends on the completeness of the information received from the customer. Close cooperation on initial stage is the key to a successful project.

The algorithm for creating technical specifications for the design of ventilation systems is as follows:

  • First, a questionnaire is drawn up. This is a free-form table that the customer fills out. It describes in as much detail as possible technological process, requirements for temperature, humidity, description of the equipment used in terms of heat and moisture emissions. The questionnaire is signed by the designer and the contractor;
  • then, on the basis of the questionnaire, a technical task is drawn up. As described above, this can be done by the contractor, the customer, or jointly;
